The Land
Satellite View
A rare freehold parcel just 200 meters from the ocean with direct views overlooking the famous Medewi surf break - Bali's longest left-hand wave. Positioned in one of the island's fastest-emerging coastal corridors, known for its surf, its coastline, and its distance from the congestion of the south. Private road access is included and owned by this land title.
Strategic land control: This parcel holds the only private road access to the hill it sits on - meaning whoever owns this land effectively holds the keys to all surrounding and uphill parcels. Any future development on this hillside depends on this title. A significant and rare advantage for any long-term investor.
Medewi is where Bali was ten years ago. Located on the island's west coast in Jembrana Regency, it's one of the last stretches of undeveloped coastline with direct ocean access, consistent surf, and zero congestion.
It's also a surfing mecca. Medewi is home to the longest left-hand wave in Bali - a rolling, perfectly shaped break that draws surfers from all over the world. But it's not just one wave. The surrounding coastline is stacked with quality breaks, reef setups, and uncrowded lineups that the south lost years ago. And where the surf goes, development follows. Canggu proved that. Uluwatu proved that. Medewi is next.
While the south (Canggu, Seminyak, Uluwatu) has been built out and priced accordingly, Medewi is still early. Land prices are a fraction of what you'd pay in the south - but the trajectory is clear. New roads, growing tourism infrastructure, and a wave of boutique hospitality projects are already underway.
The government's push to develop West Bali as a tourism corridor - combined with the new toll road connecting the airport to the west coast - means Medewi is positioned for significant growth over the next 5-10 years.

The new Mandalika SEZ (Special Economic Zone) and MotoGP circuit have accelerated infrastructure development - new roads, an expanding international airport, and a growing wave of luxury hospitality.
South Lombok in particular (Kuta, Selong Belanak, Gerupuk) is attracting serious capital. The window for early-stage land acquisition is narrowing, but it's still open.
Sumba is for the long-term investor. Remote, raw, and largely undeveloped - it's one of the last places in Southeast Asia where you can acquire significant oceanfront land at ground-floor pricing. The island has caught the attention of ultra-luxury hospitality brands (Nihi Sumba, Cap Karoso) which have proven the demand exists.
Infrastructure is still early, which means the entry point is low - but the trajectory mirrors what Bali and Lombok looked like at the very beginning. Patient capital only.
A PMA (Penanaman Modal Asing) is a foreign-owned limited liability company registered in Indonesia. It's the legal structure that allows foreigners to own and operate businesses - including holding real estate assets - directly in Indonesia. Prime Equity Group operates as a fully licensed PT PMA.
Foreigners cannot hold freehold title (Hak Milik) personally. However, through a PMA structure, you can acquire land under Hak Pakai (Right to Use) or Hak Guna Bangunan (Right to Build) - both of which are legally recognized and renewable. Leasehold agreements are also common and offer long-term control of land, typically 25-30 years with extension options.
Freehold (Hak Milik) is permanent ownership held by an Indonesian citizen or entity. When we say "freehold" in our listings, it means the land carries a freehold certificate - the strongest title available. Leasehold is a contractual right to use land for a fixed period (usually 25-30 years), renewable by agreement. Both are legitimate paths depending on your goals and timeline.
South Bali (Canggu, Seminyak, Uluwatu) is largely built out. Land prices are 5-10x what they are in Medewi, and the congestion, overdevelopment, and zoning restrictions make new projects harder. Medewi offers ocean-front land at early-stage pricing with clear growth catalysts: new toll road access, government tourism development plans, and a wave of boutique hospitality moving west.
Once you've identified a property, we handle due diligence on title, zoning, and land status. From there, a notary (PPAT) facilitates the legal transfer. For PMA purchases, we coordinate with legal counsel to ensure the structure is compliant. The process typically takes 4-8 weeks from agreement to completion. We're hands-on through every step.
